The cadastral review in Barcelona, which will come into effect next January 1, will be especially noticeable in hotels of three or more stars, much more than in trade, industry, or uses for offices or most individuals.
Although the construction share of the cadastral value is reduced, the ground share has shot up three times higher in some of these high-end establishments.
All this is the consequence of including a specific section for these types of establishments in the securities presentation, with which the cadastral values are established, which are usually between 40% and 50% of the market price. More than in the real estate tax (IBI), whose impact on the receipt has graduated over 10 years, as for individuals, the most immediate effects have to do with the municipal capital gains tax, which taxes the cadastral value of the land, in the case of a sale. “If they have to sell a hotel of three or more stars, better do it this year rather than next year,” says Marcos Fernandez Parra of the consulting firm Ayming.
